Prices were confirmed yesterday by my source.

Interested to see what the 93X looks like. Are they all 30" lots? Any coach option?

A stupid question:  may I ask all of u that r exciting about the new release from RC homes, why not buy from other builders (i.e. Madison, Forest hills, Ballantry, etc>) that doesn't need to line up over night?on May 21st, 2015, 8:09am, markham_lover wrote:

RC has released home on their website.  I don't see double garage on front , probably they are back so it means we have small backyard ?  Also probably garage entry is from back of the house. Its not clear from floor plan.

Got the preview email on the floor plans as well. They are not bad. Are these 30" lot homes longer in length compared to the existing 30" homes in upper cornell? It seems like they are able to fit a lot more rooms on the first floor compared to the Aspen Ridge models.

Garage entrance seems from back side from the main road at the back .  Can someone confirm ? I don't see space from side going into the garage.

This is in upper cornell. The garages are located at the back of the laneway.

I visited existing homes with detach garage at back of the house.  They don't look good. and lane is narrow as well and there will be problems in winter where snow remover will not show up early to clear snow.

Not sure why these builders not making the home with front garage , if that was the case , I would have been very first in the line.   However, now I am not interested in these house.   Probably future homes will have proper driveway with front garage.

btw , if anyone know if someone setting detach homes with dual garage new Major Mac and Maccwan ? I am interested in buying it.

A single detached home, with 2 car garage at front require at least 38' lot (in city of Markham).  Since RC's new release have only 30' or 34' lot, and most buyers prefer two car garage house, the only way is to build detached garage homes.

On the other hand, if RC builds singles on 38' lot, some people may think it's too pricy?

Rear lane garages is a big part of why I moved here.

I moved here from McCowan and Bur Oak (Wismer)

http://theoryandpractice.planning.dal.ca/_pdf/suburbs/development_trends /markham_trends.pdf

"It’s the streetscape. I mean they’re
beautiful. It’s the whole – takes
the emphasis off the car and
puts it where it should be, on the
people. The sidewalks are walkable,
comfortable, you don’t have to worry
about people backing out of their
driveways, there’s eyes on the street,
so it’s a safe feel. You feel like you’re
in a safer environment, and just it’s –
the streetscapes are lovely.
Markham Planner Interview M08"

"Few would disagree that new urbanism has made Markham’s
streetscapes more visually attractive than conventional suburban
housing development. Many interviewees referred positively to the
improved streetscapes and visual appeal of the new developments.
In other areas of the GTA where land and housing costs are high,
a front-attached garage results in a “snout house” where the garage
completely dominates the lot frontage and the house completely
behind. Incorporating a street grid with detached garages on back lanes
means that Markham has ensured a certain degree of aesthetic quality
even while lot sizes have decreased and housing density has increased.
Increasing the frequency of street trees, has also changed the look of
the new urbanism communities; however in Angus Glen the trees have
grown so well, in some stretches it is difficult to walk down the sidewalk
for all the foliage."

Proper garage? That's one opinion. In Toronto a proper garage is often in back. Or it's a parking pad! Or the street!! In a condo it's a big garage underground (and heated which was grand)

Depends what one wants.

Standard garage out front CAN be nice, esp in older areas. But the new developments not for us. I don't want to stare at my neighbors cars/vans/work vehicles out front, row on row with 40 ft lot frontages (and inevitably often parked on the lawn).

Nor do I want to look out my back window at a massive wall of homes' windows. Fishbowl.

But each their own. As for snow...we had zero prob this yr, although I admit was our first. Not sure where it ranked for snow or maybe more importantly,  where it ranked for bad snow dumpings, but with the cold I know the snow stuck around. We were fine with it.

And ours is detached, meaning we walk outside (gasp! the horror!) to our cars. Other homes in Cornell give you the garage out back, but spare you the cold as they're attached.

Many options, many tastes. We love it.

Been living in Upper Cornell since 2009 (gone thru 2 homes, both with rear laneways) City has always been clearing snow on front street and rear laneway. For those who doesn't like the concept of rear detached garages then Cornell is not for you. If looking for precontruction homes, be prepared to pay an extra 200K up for a comparable size home with front double garages in Markham.

Just to Clarify the City clears curb to curb on the rear laneways, the homeowner is responsible for the curb to the face of garage and the parking pad.

Can't believe you think asphalt, oil stains and rusting cars parked in front of massive double garage doors looks better than the quaint streetscapes we have here in Cornell.
Beauty is truly in the eye of the beholder...lol
